30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. 


    Additional fees include: 


    - Administrative Processing Fee: $4 

    - Valet Trash: $25 

    - Amenity Fee: $15 

    - Pest Control: $4 

    - Water: Sub-metered based on individual home usage and billed in addition to your monthly rent 

    - Electric: Based on usage and residents will need to create a separate account with a utility provider of their choice 

    - Pet: If applicable, $20 per pet 

    - Reserved Parking: If applicable, $30 

    - Washer and Dryer: If applicable, $40 

    - Storage: If applicable, $30 - $50

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval. In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis on Gaston as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease.
    2. Setting up your resident portal account.
    3. Paying move-in fees and deposits.
    4. Sending our team confirmation of your utilities accounts and renters insurance.
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis on Gaston!

    Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, you can pick up keys after 3 PM. When you arrive, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

    Please keep in mind that moving trucks will not fit in the parking garages, and you must park outside the garages in open parking. Also, our elevators have a 500 LB weight limit, and we ask that you do not exceed this weight when using them.

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Each lease signer receives a permit to park in the parking garage behind the security gate on a first-come, first-serve basis. Guests may park on the 4th floor of the parking garage.

  • As a resident, how will I receive packages?

    We are happy to share that we have a Luxer Package Room with 24/7 access! All packages will be delivered and stored in this room. Each resident will need a unique code to enter the package room to retrieve their items.

  • What school district is Marquis on Gaston in?

    Students at our community attend Dallas ISD. Depending on their grade level, students will go to:
    - Lakewood Elementary
    - Highland Park Middle
    - James Madison High School
